We provide a program of spaces based upon client requirements. Life patterns and daily routines shall reflect in the general layout of spaces. Exterior design of the residence, when appropriate, shall be integrated within the aesthetics of the existing structure while maintaining a sense of innovation.
We provide zoning by-law and conservation law review. In addition, we will oversee the development of a site plan by a civil engineer.
During the design process, project budgeting will be considered. The contractor of choice will be called in at key phases to estimate the cost of construction, so as to adhere to the client budgetary requirements.
Based on the client approved program design drawings, work will commence on the construction drawings. These drawings will satisfy all the client requirements, all code and permit requirements and provide sufficient information for the contractor to complete the work.
BIDDING AND NEGOTIATIONS
The architect will provide sets of drawings to the prospective contractors for bidding purposes and will negotiate with them on the client’s behalf in the selection process.
The architect will provide the necessary attention to the construction process, dealing with construction issues, to assure that the project is constructed according to the drawings.
